Binding booking request for the complete apartment

Currently, we only rent to guests who have been vaccinated against Covid-19 or have recovered (2G rule).
Rental prices

1 person: € 100 per day
2 persons: € 150 per day
3 persons: € 200 per day
4 persons: € 250 per day

The complete rental price is payable in cash on arrival.
A pre-payment of the rent is possible.
For long-term rental (4 weeks), a monthly installment of the total rent is possible.


General Terms and Conditions

Currently, we only rent to guests who have been vaccinated against Covid-19 or have recovered (2G rule).

This form is used to send a binding request to the landlord. Once the request has been confirmed by email by Waldis Zimmerservice the booking is made and the rent is payable.

The complete rental price (incl. cleaning fee, security deposit and any special service payments) is payable in cash on arrival.

A pre-payment of the rent is possible.

For monthly bookings the first month's rent is payable in cash on arrival. Additional monthly installments can be agreed.

If the apartment is not available at the requested time contrary to expectations, the interested party is not entitled to a booking.

Smoking:
Smoking is forbidden throughout the apartment. Violations result in immediate termination.

Number of persons:
Only the people mentioned in the booking request can be accommodated in the facility booked.
Other or more people than listed in your booking request may be rejected by the host.

Arrival:
Unless otherwise indicated, you can use the apartment on arrival from 18.00. Please inform us of your estimated time of arrival prior to arrival.

Departure:
Unless otherwise agreed, the apartment must be vacated by 11:00 a.m. on the day of departure.
The apartment is handed over clean the host. Please leave the apartment in the condition in which you found it.

Return of property:
Unless otherwise agreed, the accommodation booked by the guest has to be fully vacated on the day of his departure at 11:00 a.m. in the morning and the key returned to the host.

Deposit:
30% of the total price as a deposit. The deposit must be paid in cash upon arrival.

Defect apartment:
Please indicate defects to the rented apartment immediately.

Withdrawal and cancellation fees:
The conclusion of the lease commits both parties to fulfill the contract, no matter for how long the contract is concluded. A unilateral, free cancellation by the guest from a firm booking is excluded. If the guest nevertheless withdraws from the contract, he is obliged regardless of the date and the reason for the withdrawal, to pay the agreed or customary price. The owner of the accommodation must be credited saved expenses on the claim for performance, however. From case law the amount of the expenses saved for one night bed and breakfast is a flat rate of 20%, for one night half board the flat rate of 30%, for one night full board the flat rate of 40% and for rental of an apartment or a holiday house 10% to 20% of the accommodation price is recognized as appropriate. Instead of the performance of service the owner of the accommodation can demand a flat cancellation fee to the following amount (each as % of the agreed accommodation price). Until 22 days before arrival free of charge. In case of cancellation less than 22 days prior to arrival, the following cancellation charges will apply: 21st to 8th day before arrival 30 percent of the agreed rent, afterwards and for no shows 80 percent of the agreed rental. The host may otherwise rent the unused accommodation in good faith and must credit the savings to the claimed cancellation fee. The guest is entitled to prove that the accommodation provider has suffered no or significantly less damage.

Termination:
The host has the right to terminate the contract with immediate effect and to demand that the guest ivacates and handsover immediately the owner if they violate their duty of care. Such a case exists in particular when they:
i.    Damage the rented room and/or
ii.   Violate seriously the house rules and continue the infringement even after a warning.

Limitation:
Contractual claims and claims for damages from the guest contract and tort claims lapse after three years.

Law and Jurisdiction:
German laws apply to rooms in Germany. Jurisdiction for lawsuits against the hosts is exclusively the seat of the accommodation. For claims of the host against businessmen, legal persons under public or private law or persons who have no general jurisdiction in Germany or who have transferred their domicile or habitual residence abroad after the conclusion of the contract or whose domicile or habitual residence at the time of filing suit is not known, the seat of the host shall have exclusive jurisdiction.

Ineffectiveness of provisions:
If any provision of this contract be or becomes invalid, the validity of the remaining provisions or the contract as a whole is not affected. Should this agreement be invalid in individual parts or contain gaps, then the Parties undertake to put in place of the missing or invalid provision a valid provision that corresponds to the other terms of the contract.

House rules:
Currently, we only rent to guests who have been vaccinated against Covid-19 or have recovered (2G rule).
We wish guests who appreciate the quiet location and atmosphere.
Mutual consideration, courtesy and respect are self-evident.
Please no visits and / or additional guests.
We only rent to nonsmokers.
Night rest from 10pm to 6am.
Not suitable for children (2-12 years).
Not suitable for infants (under 2 years).
Not suitable for pets.
No Smoking.
No parties or events.
Pet(s) live in the building (several dogs).
No parking on the property.
